Service
The boards, remotes, sensors, racks and batteries around a gate motor decide whether it works. We supply and fit them across Dubai, matched to your system. Send a photo of the board, the remote or the gate and we identify the part before giving a written quote.

Nobody searches for an accessory by name until something stops working. They search for a gate that will not close, a remote that works only at the wall, or a barrier that drops on cars. This page is organised the same way: the symptom first, then the part it usually points to.
| What you see | Part usually involved | What we check |
|---|---|---|
| Gate does nothing, no lights on the board | Power supply, fuse, control board | Mains, transformer output, fuse, board indicators |
| Remote works close up only | Remote battery, receiver, antenna | Battery, receiver position, antenna cable |
| Gate reverses or will not close | Photocell, safety edge, limit setting | Beam alignment, edge wiring, travel limits |
| Motor hums, gate stays put | Capacitor, motor, release | Release position, capacitor, motor windings |
| Gate drifts or sticks along the run | Rack, pinion, rail wheels | Rack wear, bolts, dirt and sand in the track |
| Power cut leaves the gate stuck | Backup battery, manual release | Battery health, release key |
| Want to open from a phone | GSM or Wi-Fi module | Board input, signal, power for the module |
The control board decides speed, force, soft stop, timing and how the inputs behave. Boards fail from voltage spikes, water, ants and heat. A board of the same brand can sometimes be replaced directly; otherwise a compatible new board with re-learned limits is fitted. Receiver cards plug into the board and learn handsets. Key switches and push buttons give a wired way to open when a remote is lost.
Photocells, safety edges and flashing lamps are the devices that stop a gate injuring people. Photocell choices are described in photocell safety sensors. A safety edge on the closing edge of a gate stops it on contact. A flashing lamp warns people that the gate is about to move, which matters on a gate crossing a pavement. Safety in use of power-operated gates and doors is the subject of EN 12453, and UAE rules on power door safety reference it.
Motors and operators are covered on the gate motors page. Around them sit racks, pinions, rail wheels, arms and release devices. These wear because of sand, loose fixings and a gate that drags. Replacing a rack that has worn away is a small job compared with burning out a motor trying to push through it.
Remote handsets, keypads, readers and the remote controls and receivers that go with them decide who can open the gate. A modern receiver can learn rolling or fixed codes, so we check that new handsets suit the receiver's system before ordering. GSM and Wi-Fi gate openers add phone control.
Loop detectors sense vehicles. Backup batteries keep a gate working through a power cut for a limited number of cycles, and a charger that is not working is the usual reason a gate dies in the first minutes of a power failure.
The KB lists Beninca, CAME, FAAC, Nice and BFT for accessories, and you can read more on the CAME, FAAC, Nice, BFT and Beninca pages. Parts from different makers are not always interchangeable even when they look alike, so we match them to your board and gate type before fitting.
Control boxes sit on walls in direct sun and heat up inside. Ants and geckos get into unsealed boxes. Garden irrigation soaks cable joints. Sand gets into key switches and rack teeth. Batteries lose capacity faster in a hot box than a cool one. A shaded, sealed cabinet with a breathable gland and fresh seals is worth more than a more expensive board in a leaking one.
A good set of photos shortens the first conversation. Take the inside of the control box with the lid open, the label on the board or motor, the remote handset front and back, the photocell units on both sides, and a wide shot of the gate with the run of the track. Mention how old the gate is, whether it has been repaired before, and what happened on the last day it worked normally. Do not open sealed units or touch mains terminals; the photographs are enough for us to identify most parts, and anything electrical stays with a technician.
Replace a single part when the rest of the system is sound. Upgrade when old electronics no longer support safety devices, remotes or phone control; adding a newer board often gives more than patching an obsolete one. Replace the whole set when the motor, board and gate are all worn and parts are scarce. The site visit sets out the options with the cost drivers for each.
Part type and brand, compatibility with your board, number of items, labour to fit and test, and whether other faults are found. Quotes are written after the visit or after we have seen photos sent through send a photo. You can also use the quote form.

Safety firstDo not force a moving gate or a door held by a spring, and switch off the power before you look at an opener. Springs and motors can injure.

02Dubai conditions
Motors, boards and batteries in direct sun run hotter than their data sheets assume. Shade, ventilation and a suitable duty rating matter.
Dust collects in tracks, rack and bottom rails. Cleaning and lubrication on a schedule keep travel smooth and the motor load low.
Near the shore, salt and humidity attack bare steel and exposed contacts. Finish, fixings and sealed enclosures are worth specifying.
Large solid leaves act as sails. Gates and shutters in exposed spots need the right locks, guides and limit settings.
03How we work
Six steps, in this order, every time.
Call us or message on WhatsApp.
Send a photo and the rough width and height.
We visit and measure the opening.
You receive the scope in writing.
We fit, adjust and test the door or gate.
Servicing and repairs after handover.
04The quote
We do not publish fixed prices because no two openings are the same. These are the things that move a quote, so you know what to have ready.
| Factor | Why it matters | Effect |
|---|---|---|
| Opening width and height | Wider and taller openings need stronger operators and rails. | Raises it |
| Leaf weight and material | Solid steel or glass is heavier than light aluminium or mesh. | Raises it |
| Power at the site | A nearby supply is simpler than a new cable run. | Depends |
| Traffic and duty cycle | A shared car park opens far more often than a private villa gate. | Raises it |
| Access control | Remotes only is simple; cards, intercom or number plate reading add equipment. | Depends |
| Finish and design | A matched finish or custom panel takes more fabrication. | Depends |
| Site access | Tight lifts, basements or limited working hours affect the plan. | Depends |
