Gates

Gate barriers and parking savers in Dubai

Gate barriers, turnstiles, sliding barriers and parking locks help you control a lane or a bay without a full gate. Pick by what you are stopping: people on foot, vehicles, or one parking space. A site visit then confirms space, power and consent.

People, vehicles or one bay?

Most enquiries for this category start with the word "gate" and end up needing something lighter. A full automatic gate is a boundary: solid, heavy, and built to close a property. The products on this page do a narrower job. They decide who passes through an opening, one lane or one space at a time, with less structure, faster cycles and a smaller footprint. The first decision is therefore not the brand or the motor. It is what exactly you are trying to control.

If the answer is people on foot, you are choosing between a swing gate barrier and a turnstile. If the answer is vehicles, you are choosing between a lifting boom arm and a sliding barrier. If the answer is a single reserved space in a car park, a parking lock is the proportionate tool. Many Dubai buildings need two of these at once, for example a boom arm at the ramp and swing lanes in the lobby.

Where each one earns its place in Dubai

Dubai towers and business parks mix pedestrian and vehicle traffic in unusual ways. A tower in a dense district may have a podium car park with a single ramp, a retail entrance, a residents' lobby and a service entrance, all within one footprint. A villa community has a main vehicle gate, a pedestrian side gate and a visitor bay area. An industrial unit in a zone such as Al Quoz has a yard entrance, a staff door and a loading apron. Each of those openings has its own traffic pattern, and the barrier family follows the pattern rather than the building type.

  • Lobbies of towers and offices: swing barriers keep the entrance welcoming while recording who enters. Turnstiles are chosen when the building manager wants a physical block, for example at a staff-only floor.
  • Car park ramps and yards: a barrier that opens and closes quickly is better than a gate that takes many seconds to travel. Where the canopy is low or the lane is short, a sliding barrier avoids the lifting arm entirely.
  • Residential car parks: an allocated bay that others keep using is the classic reason for a parking lock. It also suits shops that reserve spaces for customers.

Barriers are small, but they sit at entrances, and entrances are shared. In a tower, the building's management or owners' body normally has to agree in writing before a lane, a barrier or a parking lock is added to common areas, and a lock in an allocated bay still needs the bay owner's and the management's approval. In a villa community, master developers such as Emaar and Nakheel require approval before exterior modifications, so check the community rules and apply before ordering. For pedestrian lanes on escape routes, the fire-alarm release and the approved building drawings matter more than the product: the consultant and Dubai Civil Defence requirements decide, and we coordinate with them rather than guess.

Powered vehicle barriers are in scope of the safety standard for power-operated doors and gates, EN 12453, and UAE rules on the safety of power doors reference it. In practice that means force limits, safety sensors, and visible warnings are set during commissioning, not left to defaults.

What a good installation includes

  1. A survey of the opening: lane width, sight lines, the cable route, where power and data can be taken from, and what the floor or slab will accept.
  2. A written scope that names every item: the device, reader or remote interface, safety sensors, signage and the fixing method.
  3. Fixing and cabling, with the foundation or base plate set to the manufacturer's tolerance.
  4. Commissioning: limits, speeds, safety sensor tests and the emergency release test, repeated until the result is stable.
  5. Handover: users are shown the release, the remote or card procedure, and what to do when something fails.

What shortens the life of a small barrier in Dubai

The heat is the obvious factor, but the common causes are less dramatic. Fine sand collects in guide rails, rotor mechanisms and the pivots of a parking lock, and a moving part that drags on grit overheats its motor. Humidity near the coast corrodes fixings and terminals long before the steel body shows rust. Cleaning cars in a bay with a hose floods a parking lock base. Heavy daily use at a rush hour ramp wears the arm drive faster than anything else. Regular servicing is mostly cleaning, lubricating the right points, checking the safety devices and tightening what vibration loosens.

Signs the unit needs attention

  • A lane that opens slowly, hesitates or stops partway.
  • A reader that works one day and not the next, often a wiring or power issue.
  • Grinding or knocking from a rotor, arm or hinge.
  • A parking lock that will not stay raised or lowers on its own.
  • Safety sensors that trigger with nothing in the lane.

What affects the quote

The quote is built from the width and number of lanes, whether the lane must be accessible to wheelchairs, the type of credential (card, face, phone or remote), how the device integrates with existing access control, the groundwork and cabling, and whether you need maintenance cover. Nothing here is priced from a catalogue page, because two openings that look alike can have very different cable runs. Send a photo of the entrance through our photo page to get a first read before the visit.

Related guidance: boom barrier versus sliding barrier versus bollards and the tripod, flap and full height turnstile comparison. For pages on installation, see gate barrier installation. Projects in a business district such as Business Bay usually combine two or three of these families.

02Dubai conditions

What the climate does to doors and gates

  • Heat

Motors, boards and batteries in direct sun run hotter than their data sheets assume. Shade, ventilation and a suitable duty rating matter.

  • Sand and dust

Dust collects in tracks, rack and bottom rails. Cleaning and lubrication on a schedule keep travel smooth and the motor load low.

  • Coastal humidity

Near the shore, salt and humidity attack bare steel and exposed contacts. Finish, fixings and sealed enclosures are worth specifying.

  • Wind

Large solid leaves act as sails. Gates and shutters in exposed spots need the right locks, guides and limit settings.

06Questions

Questions about this service

All questions and answers

Why is my car barrier coming down on vehicles?
A barrier that closes on a vehicle has lost a safety input. Usually the ground loop detector has lost sensitivity, often because cracked asphalt has cut the cable. A dirty or misaligned photocell is next. Switch to manual mode if you can and avoid automatic use until it is repaired. We meter the loop, replace the cable, adjust the detector and check the photocells and safety edge.
The remote does nothing to my parking bay lock. What can I check?
Change the handset battery and try from close range. If the lock has its own battery, flat cells are the usual cause. Check that a stone or dirt is not blocking the arm hinge. If it still fails, the receiver may need programming or the motor may be faulty. We test on site, fit a battery or receiver and pair your handsets again.
When is a sliding barrier better than a boom barrier?
When headroom or side clearance is limited. A boom needs space above and a clear swing, and a long arm across a wide lane sags and moves slowly. A sliding type travels along the boundary line, so a low canopy, overhead cables or a tight road are no obstacle. It does need clear space beside the lane about equal to the leaf itself. We look at the layout during the visit.
Battery, mains or solar: which parking bay lock should I pick?
Mains is the most dependable when a socket is near the bay, because nothing needs replacing. Battery suits car parks without cabling, provided someone changes it on time. Solar fits an open-air bay that gets strong sun, though it needs a clean panel. The choice depends on bay location, usage and who maintains it, and we check on the visit before quoting.
Which access control methods work with a sliding car barrier?
Nearly all common types: RFID cards and tags, long range readers, keypads, intercoms, handsets, ticket machines and number plate cameras. The reader signals the control board, the barrier lifts, and it stays up until the loop confirms the car has passed. For a gated community or business park we usually link it to a system that logs entries, and we can match your existing access setup.
Will a bay lock break if a driver rolls over it while raised?
Probably damage, yes. These locks are designed to keep a car out of a bay, so a vehicle driving across the arm can bend it or pull the base plate loose. We bolt the plate to solid concrete with suitable anchors and choose an arm to match the bay. After any impact, stop using the lock until the arm and fixings have been inspected, then repaired or replaced.
What is a sensible service interval for a sliding barrier on a busy entrance?
The answer follows vehicle count. More passes per day mean faster wear on rail, wheels and motor drive, and Dubai heat and sand cut electronics life as well. Planned servicing is better than waiting for a failure. A visit clears the track, tests the drive and rollers, checks loops, photocells and edge sensor, reviews settings and lamps. Mount Everest Automatic Doors can agree a rhythm with you and record each finding.
Can parking locks for an entire building be run from one system?
Yes. A tower can have lots of individual locks, every one paired with a separate handset, or a managed system where the office adds and removes users centrally. Under a managed system a lost handset is simply cancelled and nobody else is affected. Decide early, since lock model and control method determine how new residents are enrolled later. We advise during a site visit and quote the locks and control package together.
