Automatic Garage Doors
A garage door opener that stops working is often a remote, sensor or balance problem, not a dead motor. We test each cause in order, then repair or replace the opener on your door. The free site visit comes first and the written quote follows.

Most calls about a dead garage door opener turn out to be one of three things: a remote or receiver fault, a safety input that is holding the door shut, or a genuinely failed motor or board. The order matters, because the first two cost little to fix and the third is where replacement becomes sensible. Work through the checks below before deciding, and if you are unsure, send us a photo of the unit label.
| What you see | Likely area | Repair or replace |
|---|---|---|
| Wall button works, remote does not | Remote battery or receiver learning | Repair: new battery, re-learn handset |
| Nothing works, no lights on the unit | Power supply, fuse or board | Repair if the board is available, otherwise replace |
| Motor hums, door does not move | Broken spring, jammed leaf or failed capacitor | Check the door first, then the motor |
| Door starts closing, then reverses | Photocell or close limit | Repair: align, clean, reset limits |
| Gear noise, grinding, stripped drive | Worn gear, belt or chain | Repair if parts exist; replace on an old unit |
| Motor stops mid-travel in the afternoon | Thermal cut-out from an unbalanced door | Rebalance the door before blaming the motor |
Openers age in the garage, where heat builds up at the ceiling and dust settles on the board. Plastic gears harden, capacitors weaken and old boards lose their remote coding compatibility. If your remotes are old fixed-code handsets, replacing the receiver and handsets together can also improve security. Replacing the opener on a sound door is one of the most common jobs we do, and it is normally quicker than replacing the door.
Chain drives are sturdy and common, belt drives run quieter, and shaft or direct drives suit certain door types with fewer moving parts to adjust. The choice depends on the door type, the headroom and how close the garage sits to a bedroom. For a full comparison of these and of control options, read about garage door openers as a product.
We work with CAME, Hormann, Marantec, Nice, Sommer, Somfy and BFT operators in this range. Brand pages explain what we service for each, for example CAME and Somfy. Replacing a unit with the same brand keeps wiring familiar, but we can change brands when the new unit suits the door better.
A power-operated garage door should reverse when it meets an obstruction and should have photocells where the force limits alone are not enough. The EN 12453 standard sets out the safety requirements for power operated doors and gates, and UAE rules on the safety of power doors reference it. In practice that means testing the reverse action with an obstacle, checking the photocell beam height, and confirming the manual release works from inside the garage.
An opener swap inside the garage rarely needs community approval, but a change to the door itself or a new keypad on the facade can. Check the rules of your community, and for tower car parks ask building management before changing a shared bay door. For a full door replacement see automatic garage doors.
Handsets are the part of an opener that people lose, lend and leave in cars, so the control side deserves thought. Rolling code handsets change their code every press and are harder to copy than the old fixed-code type. A keypad on the outside wall is useful for cleaners, drivers and children who do not carry a handset, and a code can be changed when someone leaves the household. When a tenant moves out, ask us to wipe the learned handsets from the receiver so old remotes stop working.
We read the unit label, test balance by hand, measure the headroom and the rail length, look at the receiver type and test the photocells. We also ask how many handsets the household uses and whether anyone wants phone control or a keypad.
The door weight and width, the duty the opener must handle, the drive type, whether a new rail is required, the number of handsets and keypads, battery backup, and whether the door needs repair work before the new unit can be fitted. The written quote lists each item. See the troubleshooting guide for openers for a deeper fault list, or book a repair under opener repair. Villa owners in Arabian Ranches and nearby communities can ask for a visit via our quote form.
Mount Everest Automatic Doors supplies Garage Door Openers & Motors in Dubai, with a free site visit, installation and servicing by our own technicians. We also supply to Abu Dhabi, Sharjah, Ajman, Umm Al Quwain, Ras Al Khaimah and Fujairah.
Safety firstDo not force a moving gate or a door held by a spring, and switch off the power before you look at an opener. Springs and motors can injure.
01Equipment

Chain, belt and shaft garage door openers for sectional and roller doors, supplied, fitted, replaced and repaired after a free site visit anywhere in the UAE.
02Dubai conditions
Motors, boards and batteries in direct sun run hotter than their data sheets assume. Shade, ventilation and a suitable duty rating matter.
Dust collects in tracks, rack and bottom rails. Cleaning and lubrication on a schedule keep travel smooth and the motor load low.
Near the shore, salt and humidity attack bare steel and exposed contacts. Finish, fixings and sealed enclosures are worth specifying.
Large solid leaves act as sails. Gates and shutters in exposed spots need the right locks, guides and limit settings.

04The quote
We do not publish fixed prices because no two openings are the same. These are the things that move a quote, so you know what to have ready.
| Factor | Why it matters | Effect |
|---|---|---|
| Opening width and height | Wider and taller openings need stronger operators and rails. | Raises it |
| Leaf weight and material | Solid steel or glass is heavier than light aluminium or mesh. | Raises it |
| Power at the site | A nearby supply is simpler than a new cable run. | Depends |
| Traffic and duty cycle | A shared car park opens far more often than a private villa gate. | Raises it |
| Access control | Remotes only is simple; cards, intercom or number plate reading add equipment. | Depends |
| Finish and design | A matched finish or custom panel takes more fabrication. | Depends |
| Site access | Tight lifts, basements or limited working hours affect the plan. | Depends |
05Selected work

Repair of a Bernal Twin Door garage door motor at a villa on Palm Jumeirah, Dubai, showing the ceiling mounted opener with its illuminated yellow lamp cover.
Heat is a common trigger, but it usually exposes an existing weakness rather than causing the fault alone. Above 45 C, metal tracks, springs and lubricants behave differently, and a door that was slightly stiff in winter can load the motor enough to trip its force limit or overheat. Fine sand in the rollers and dried grease add friction. A safety sensor knocked out of line by sun glare or movement can also halt travel. Disconnect the opener and lift the door by hand: if it feels heavy, suspect springs or tracks. Our technicians can check balance, rollers and the motor settings on a site visit.
Sometimes, but the door must be in sound condition first. A motor is built to move a well-balanced door, not to compensate for worn springs, bent tracks or seized hinges. We check balance by hand, inspect the rollers and panels, and confirm there is enough headroom and side room for the opener rail. Many older up-and-over doors are better replaced, because adding power to a poor door shortens the life of the motor. If the door passes inspection, we install the opener, safety sensors and remotes, then test reversing. Send photos of the door and ceiling space to help us advise.
Noise normally comes from friction or looseness, not from the motor alone. Common causes are dry or sand-clogged rollers, loose hinges, tracks pulled slightly out of line, worn springs and a chain drive that needs adjustment. In Dubai, dust settles in tracks and hardens old grease, which makes rollers scrape. Check for visible bolts that have loosened and listen for whether the noise follows the door or the motor. Do not oil everything randomly, as the wrong lubricant attracts more sand. A technician can clean, tighten and rebalance the door, and advise if a quieter belt-drive opener suits your villa. Our opener troubleshooting guide covers more.
Usually you replace the battery, then pair the remote again by pressing the learn button on the opener and pressing the remote button within the time shown in the manual. Many remotes keep their memory, so a fresh battery is all that is needed. If the remote still fails, test it at close range to rule out weak signal, and check whether the opener has lost its memory after a power cut. Rolling-code systems from brands such as Somfy, Nice, LiftMaster, Sommer and BFT each have their own pairing steps. If you cannot find the model, send us a photo of the label and we can advise on the next step.
Yes, you can usually open it by hand using the emergency release, and some openers can also be fitted with a battery backup. Most openers have a release cord or handle that disconnects the door from the motor, letting you lift it manually once the springs are balanced. A backup battery keeps the opener running for a limited time, which is helpful if you need to get the car out. Whether backup is possible depends on the opener model. Do not force a stuck door, and keep the release accessible from inside the garage. We can show you the release and discuss backup options at the site visit.
Send clear photos of the garage opening from outside and inside, plus approximate width and height in metres. Add a picture of the ceiling area and side walls if you can, since headroom and side room decide which door and opener fit. Mention your community, whether it is a villa or a workshop, and whether you want a new door, a new opener or a repair. Photos of the existing door and any label on the motor help a lot. Use our Send a photo page and we follow with a free site visit and a written quote after the visit.
A garage door opener should have photocell sensors near the floor that stop and reverse the door if something crosses the beam, plus force-sensing on the motor. The sensors sit on both sides of the opening and must be aligned, clean and at the height recommended by the manufacturer. In Dubai, sun glare, dust and cleaning water can disturb alignment, so check the indicator lights. If the door reverses for no reason or will not close, misaligned sensors are a frequent cause. Never bypass the sensors to make the door close. A technician can test them properly and the photocell safety sensors page explains the options.
It can be, if safety sensors, reversing force and good habits are in place. Photocell sensors detect something in the doorway and a properly set motor reverses when it meets resistance, but these must be tested rather than assumed. Keep remotes away from children, mount wall buttons high, and never let anyone run or play under a moving door. Pets often wander through the opening, so make sure the sensor beam is low enough to catch them. Test the reverse function periodically and have a technician check it during service. Small children should not be left near the door while it operates.
