Where sliding gates earn their place

People choose a slider when the driveway is short, the pavement is close, or a car often waits at the gate line. Because the leaf never leaves the boundary, nothing blocks the street or the forecourt while it moves. The trade-off is wall space: a slider needs a clear run beside the opening, roughly the gate width, plus room for the motor. If that run is not there, a telescopic leaf or a swing gate may fit better.

Choosing the type of slider

TypeHow it movesWhat it needsBest for
Track-and-wheel sliderRuns on a floor rail with wheelsLevel, firm ground, rail kept cleanShort to medium widths
Cantilever sliderHangs from rollers, no floor railStrong foundation and tail lengthDusty yards, uneven ground, wide cars
Telescopic sliderLeaves fold over each otherNarrow side run, more moving partsTight walls, long openings

Cantilever designs are popular in sandy yards because there is no groove for grit to pack into, although the tail section is long. Rail-based sliders are simpler but depend on a clean, straight track.

How it is built and fitted

  1. Mark the line of travel and check the wall or pier is plumb and long enough.
  2. Cast the motor plinth and foundation, and run separate conduits for power and low-voltage controls.
  3. Fix the rail or guide posts and hang the leaf, checking it rolls freely by hand before any motor is added.
  4. Bolt on the rack along the leaf and set the pinion height so the teeth mesh with a small, even clearance.
  5. Wire the control board, photocells, flashing lamp and edge, then run the learning cycle.
  6. Test obstruction stop, reversing, the manual release and each remote before handover.

Safety features that matter

A sliding gate leaf is heavy, and the shear point at the closing edge is where injuries happen. Photocells across the opening, a sensitive edge, force limiting, a warning lamp and a clearly shown release are part of a correct installation. EN 12453 is the standard that covers the safety of power-operated gates, and UAE rules on power door safety refer to it. Ask the installer to explain how the gate responds to a person standing in the way, not only how fast it runs.

If you live in a master community such as those run by Emaar or Nakheel, apply for the modification approval before work starts, since unapproved work can be stopped or fined. In a tower or shared compound, an entrance gate counts as a common-area change and needs written consent from management or the owners' body. We can provide dimensions, leaf drawings and operator data sheets for the application, but we cannot promise approval or timing.

Dubai conditions that wear sliders

Sand is the chief enemy: it builds up in floor rails, packs between rack teeth and coats photocell lenses, which then cause false stops. Humidity near the coast corrodes wheels, bolts and board terminals. Summer sun heats a dark leaf, which expands and can bind in tight guides. Brushing the track clear weekly, keeping the rack lightly lubricated, wiping lenses and giving the motor shade and airflow all stretch life. If a motor keeps cutting out in hot weather, a leaf that has become stiff is a more likely cause than the motor itself.

What goes wrong first

  • Gate stops short of its limit: dirt on the rail, worn wheels or limit drift.
  • Grinding noise: worn rack teeth or a pinion set too tight.
  • Motor runs, gate does not move: the release is left unlocked or a gear is stripped.
  • Reverses on closing: dirty photocells or a force setting that is too sensitive.
  • Remote range dropped: weak battery or a poor receiver position.

For a symptom walk-through, see automatic gate not opening. Repairs are handled under sliding gate repair, and new fitting under sliding gate installation.

Operators and brands

For sliding gates the catalogue lists Hormann and Marantec operators on this service line, and the full product page shows the wider range of drives we can supply. Pick the operator by leaf weight, gates per day and wind exposure, then add a battery backup if power cuts are a concern. See the product page automatic sliding gates for leaf and drive options, and the gate motors page for motor selection.

Leaf material and finish

Steel gives a solid, secure leaf, but every cut edge and weld needs a coating that survives humid air; a poor finish will show rust at the bottom rail first. Aluminium is lighter and kinder to the motor, which helps on long leaves, and it stays presentable near the coast. Slatted infill lets air through and reduces wind load, while a solid panel gives privacy but catches more wind and heats up in direct sun. The finish colour matters too: dark powder coats absorb heat and expand more. We discuss these trade-offs with the leaf weight, because the operator is chosen from the final weight.

Your site visit

We measure the opening and the wall run, check levels along the track, find the power point and look at where vehicles stop. If your gate is already installed, we check wheels, rack and limits. Share a photo of the gate line through send a photo to speed up the first look.

Why quotes differ

The main drivers are gate width, leaf weight and material, whether it is a rail slider, cantilever or telescopic, the foundation work, the number of remotes and extra access devices, and how far the cable must run. Reusing an existing leaf lowers fabrication work. A written quote follows the site visit; ring or WhatsApp +971 50 494 8667, or use the quote form. Compare Dubai Hills Estate villa frontages with Al Quoz yards and you will see why each job is measured individually.

Supply in Dubai

Mount Everest Automatic Doors supplies Sliding Gates in Dubai, with a free site visit, installation and servicing by our own technicians. We also supply to Sharjah, Ajman and Abu Dhabi. We are also supplying across the UAE.

Safety firstDo not force a moving gate or a door held by a spring, and switch off the power before you look at an opener. Springs and motors can injure.

02Dubai conditions

What the climate does to doors and gates

  • Heat

Motors, boards and batteries in direct sun run hotter than their data sheets assume. Shade, ventilation and a suitable duty rating matter.

  • Sand and dust

Dust collects in tracks, rack and bottom rails. Cleaning and lubrication on a schedule keep travel smooth and the motor load low.

  • Coastal humidity

Near the shore, salt and humidity attack bare steel and exposed contacts. Finish, fixings and sealed enclosures are worth specifying.

  • Wind

Large solid leaves act as sails. Gates and shutters in exposed spots need the right locks, guides and limit settings.

06Questions

Questions about this service

All questions and answers

Do I need permission to put an automatic sliding gate on my Dubai villa?

Usually yes, in some form. Villa communities and master developers often set rules on gate size, material, colour and position, and a sliding gate needs space beside the opening to travel. Approvals may be needed; ask your community management or the authority before ordering.

Once you know the rules, we can help with a layout. A free site visit lets the technician measure the width, check the run-back space and the ground, and plan the motor, photocells and power point. Take a look at our automatic sliding gates page, or send a photo of the entrance to speed up the quote.

Should I choose a sliding gate or a swing gate for my Dubai villa?

A sliding gate suits a villa with a narrow driveway or a slope, because it moves along the boundary wall and needs no swing arc. A swing gate suits a villa with a flat, open forecourt and gives a classic look, but needs clear space for the leaves to open.

Think also about the wall beside the gate: a sliding gate needs a clear run, usually about the width of the opening. Wind, security and the style of your community matter too. We install both and can compare them during a free site visit. See automatic swing gates for the swing option.

Can my gate still open during a power cut in Dubai?

Yes, if you plan for it. A battery backup kit lets many gate motors run for a number of cycles when mains power fails, and almost every motor has a manual release key so the gate can be moved by hand.

Keep the release key somewhere the whole household knows, and test the battery during each service, because batteries age quickly in a hot gate pillar. Solar panels can also top up the battery in sunny conditions. Ask us about options at your free site visit, or read about power failure backup in Dubai.

What does the toothed rack on a sliding gate do, and when should it be replaced?
The rack is the toothed strip along the gate leaf that the motor pinion drives. Bent, misaligned or chipped teeth make the gate jerk, grind or overload the gearbox. A short damaged length can sometimes be swapped alone. Sand in yards around Al Quoz and Jebel Ali wears racks faster, so we check the rack and pinion together.
My sliding gate slows or halts at the same point. What is wrong?
Look at the track first. Sand, pebbles and dry leaves gather in the channel, and the carriage wheels ride up on them at one spot. Release the motor and push the leaf by hand; it should glide easily. If it still binds, suspect worn wheels, a sagging rack or a leaf that sits low on its guides. Raising the force only masks the fault, so we correct the cause.
What gets checked during a sliding gate maintenance visit?
A working inspection, not a glance. The track and rollers are cleaned and lubricated, the rack is checked for wear and slack fixings, photocells and safety edge are tested, limits and force are reviewed and the manual release is operated. We also test the remote, read the board's fault history and load test any backup battery. A short report lists worn parts so repairs can be scheduled. Gates at busy warehouse yards need visits more often.
Swapping a sliding gate motor: do I need a whole new gate?
Usually not, provided the leaf and track are healthy. Release the motor and push the gate: a good one rolls by hand with little effort. Then a new operator can be sized to the leaf's weight and length, fitted to the existing rack or a new one, and linked to old or new controls. A bent leaf, worn track or damaged rack must be fixed too, or the new motor wears fast.
Can a keypad, intercom or smartphone control be added to a sliding gate I already have?
Almost always. Modern control boards have sockets for keypads, intercoms, badge readers and cellular or wireless modules, and an outdated board can be exchanged while the motor stays. What decides it is the board already installed and the route available for cabling. We examine both, count who needs entry, then suggest the simplest set-up. It suits a Jumeirah villa gate as well as a warehouse yard.
