Parking Management Systems

Find Free Bays Faster: Parking Guidance in Dubai

Parking guidance shows free bays with sensors, lights and level counters so drivers stop circling. We install and service systems in Dubai malls, hospitals and office towers. We survey every level first and quote in writing afterwards, so you can see sensors, signs and software as separate items.

Parking Guidance Systems

Why drivers circle, and what guidance changes

A driver entering a full level sees rows of cars and no clue where the one empty bay is. They crawl, brake, turn at the end and try the next level. Multiply that by a few hundred cars and the aisles clog, exhaust builds up and tempers shorten. Guidance does not add a single bay. It makes the free bays visible from the aisle so cars arrive at them directly.

The effect is easiest to see in three kinds of Dubai building: shopping centres where weekends swamp the lower levels, hospitals where a late patient cannot afford to circle, and office towers whose basement levels fill in order. In each one the sign at the ramp that says how many bays are free on this level is as useful as the light over the bay.

How the system is put together

  • Bay sensors: ultrasonic units mounted over each bay, or cameras that cover several bays at once. Ultrasonic suits low ceilings and one-sensor-per-bay layouts; cameras reduce cabling where lanes are long and the layout is regular.
  • Indicators: an LED unit, usually green for free and red for taken, sometimes blue for accessible bays.
  • Zone controllers: small boxes that gather a few dozen sensors and pass the counts upward.
  • Count displays and directional signs: at ramps, junctions and the entrance.
  • Network and power: switches, power supplies and cabling, which cause more field faults than the sensors do.
  • Dashboard: occupancy by level and zone, alarm lists and history.

Guidance works best beside an entrance system. If you are also planning barriers, read about parking management systems, and for plate-based access look at ANPR parking. The bay counts can feed the entrance counter so the barrier lane shows a full sign when the car park is full.

Sensor choice in practice

QuestionUltrasonic per bayCamera over several bays
Ceiling heightNeeds a modest, steady mounting heightBetter where ceilings are high or irregular
CablingMore points to cableFewer points, longer runs
Dust and cleaningFace of each sensor needs wipingFewer lenses, but each is more important
Failure effectOne bay shows wrongA whole block may be affected
Extra functionsOccupancy onlyCan add plate or zone detection if specified

We do not prefer either by default. The survey decides, because ceiling height, lighting level and bay layout vary a lot from one Dubai building to the next.

Guidance equipment is fixed to the ceiling and runs on the building network, so management or the owners' body should approve the layout in writing before work starts. If cameras are part of the design, check with your security provider whether SIRA requirements apply; regulated CCTV work is for licensed providers. Signage must not hide fire exit signs, sprinkler heads or smoke detectors, and anything on an escape route should follow the approved building drawings and Civil Defence requirements. Ask your building consultant if you are unsure, and we will prepare layouts for the application.

Survey and installation, step by step

  1. Walk each level with the plan. Count bays, note ceiling height, services, lighting and fire equipment.
  2. Decide sensor type and where zone controllers and switches will sit.
  3. Agree the sign layout at ramps and junctions with the operator.
  4. Pull cable on trays or conduit; fix sensors and indicators bay by bay.
  5. Commission zone by zone, checking that every light matches a parked car.
  6. Connect counters and the dashboard, then walk the whole car park once more with a driver's eyes.

Work is planned in sections so most of the car park stays open. The written quote after the survey shows the plan level by level.

What goes wrong in heat, dust and damp

Basement car parks in Dubai look benign but have their own problems. Dust settles on sensor faces and cameras, which can trigger false occupancy. Humid air near the coast corrodes terminal blocks and enclosure screws. Pressure washing of floors is the single biggest threat to ceiling electronics, so sealed fittings and a word with the cleaning contractor save a lot of repair calls. Cable trays warm up near vents and ramps, and power supplies hidden above ceilings run hot. A routine visit that wipes sensors, checks indicators, reviews dashboard alarms and replaces ageing power units keeps the data trustworthy.

Signs the system is failing

  • A bay shows free with a car in it, or taken when empty.
  • Whole rows go dark after cleaning or a power dip.
  • Level counts disagree with what the guard sees.
  • Indicators flicker or lose colour.
  • The dashboard lists the same sensors offline every week.

Most of these trace back to a handful of sensors, a switch or a power unit, and are repairable without replacing the entire installation.

How to decide if you need it

Guidance pays back where cars circle longest. Ask the guard which levels fill first, and how long the last drivers take to find a bay at peak. If the answer is a few minutes on one level, a count sign at the ramp may be enough. If the whole car park fills and empties through the day, bay-level lights earn their place. Operators who must tell visitors where accessible bays are, or who want data on which levels are unused, also gain from the dashboard. Smaller car parks with a single aisle rarely need it; a clear sign and a barrier count are plenty.

What affects the quote

Bay count is the main driver, followed by sensor type, ceiling height and access equipment, cable length, number of display signs, and software scope. New builds with cable containment already in place are simpler than retrofits that must be run above live traffic. A phone photo of each level or the plan sent through send a photo helps us prepare a first view, and the quote page takes your details. Car parks that already have barriers may combine well with our maintenance contract.

Supply in Dubai

Mount Everest Automatic Doors supplies Parking Guidance Systems in Dubai, with a free site visit, installation and servicing by our own technicians. We also supply to Abu Dhabi, Sharjah, Ajman, Umm Al Quwain, Ras Al Khaimah and Fujairah.

Safety firstDo not force a moving gate or a door held by a spring, and switch off the power before you look at an opener. Springs and motors can injure.

01Dubai conditions

What the climate does to doors and gates

  • Heat

Motors, boards and batteries in direct sun run hotter than their data sheets assume. Shade, ventilation and a suitable duty rating matter.

  • Sand and dust

Dust collects in tracks, rack and bottom rails. Cleaning and lubrication on a schedule keep travel smooth and the motor load low.

  • Coastal humidity

Near the shore, salt and humidity attack bare steel and exposed contacts. Finish, fixings and sealed enclosures are worth specifying.

  • Wind

Large solid leaves act as sails. Gates and shutters in exposed spots need the right locks, guides and limit settings.

03The quote

What changes a quote

We do not publish fixed prices because no two openings are the same. These are the things that move a quote, so you know what to have ready.
