CCTV camera systems for Dubai properties

A CCTV system records what happens at your entrances, gates and yards and lets you watch from a phone. We plan, install and repair camera systems across Dubai, and explain what SIRA rules mean for your site, after a free site visit.

CCTV & Security Systems

Regulation first, cameras second

CCTV in Dubai is not only a hardware purchase. Security systems are regulated by SIRA, the Security Industry Regulatory Agency, and sources describe project-level approval and the use of SIRA-licensed security providers for regulated work. In practice, that means the owner of a commercial or regulated site should confirm what applies before ordering, and use a SIRA-licensed security provider and project approval where it applies. Ask for the licensing details of any company you appoint, including us, and check them with the authority. For a villa, rules are lighter but privacy and neighbours still matter.

What to decide before the survey

  • Purpose: deter, identify faces, read number plates, or simply keep an eye on a door? Each needs different cameras and positions.
  • Coverage: list the entrances, gates, car park, loading area, cash point and blind corners.
  • Retention: how many days of footage must be kept decides storage.
  • Viewing: who watches live, who reviews recordings, who may export footage.
  • Integration: do gates, doors or an alarm need to trigger recording?

Camera types

TypeTypical useConsideration
DomeEntrances, corridors, shopsDiscreet, harder to aim at
BulletPerimeters, driveways, wallsVisible deterrent, good reach
PTZCar parks, yards, large sitesMoving parts need servicing
Colour-at-nightDark entrances with little lightNeeds some ambient light
Plate-capture cameraVehicle gatesSpecific angle, speed and lighting

Higher resolution is not automatically better; a well-aimed lower-resolution camera in the right position beats a badly aimed 4K one. Lens, mounting height and lighting matter more than the box on the wall.

The recorder, storage and network

An NVR records IP cameras over network cable, with PoE switches powering many cameras from one cable. Older analogue systems can be extended or upgraded in stages. Storage size depends on camera count, resolution, compression, motion settings and the retention you want, so calculate it from the plan rather than guessing. Disks that run continuously in warm cabinets fail early; use surveillance-grade drives, keep the recorder ventilated and set alerts for disk faults. Remote viewing needs a secure set-up: strong passwords, updated firmware and no default accounts.

Installation, step by step

  1. Survey each camera point at the time of day it matters, checking sun angle, lighting and mounting surface.
  2. Draw a plan with field of view for each camera and note blind spots.
  3. Pull cable in conduit, avoid power lines and seal outdoor entries.
  4. Mount cameras with weather-rated brackets and junction boxes, and aim them using a monitor, not by guess.
  5. Install the recorder and switches in a ventilated cabinet with a protected supply.
  6. Configure users, retention, motion zones, time sync and remote viewing.
  7. Check night images, then train the user to find and export footage.

Where Dubai conditions bite

Outdoor cameras face summer sun on housings and glass. Poor housings let in sand and moisture, and humidity can fog the lens from inside. Lens glass in sunlight can glare or flare, especially facing east or west. Coastal salt corrodes screws and brackets within a season or two on cheap fittings. Plan shade where possible and clean lenses on a routine. Cables that go outdoors should be sealed with drip loops.

Privacy and approvals

Recorded images are personal data. Follow applicable UAE data protection and building policies, post notices where you record, restrict access to footage and avoid covering neighbours' windows or public areas. In a tower or community, cameras on common areas need written consent from the building management or owners' body. Master developers such as Emaar and Nakheel require approval for exterior modifications, so check whether a visible camera counts before ordering.

Signs your system needs repair

  • A camera shows a black or blurred image after rain or heat.
  • The recorder reports a disk error or has gaps in recording.
  • Remote viewing worked last month and now times out.
  • Footage time stamps are wrong.
  • Cameras reboot daily at the same hour.

We check power first, then network cable and switch ports, then the recorder disk, and only then replace cameras. An old analogue site can often keep its cabling during an upgrade.

Joining cameras to doors and gates

A camera that records every gate event is more useful than one that watches an empty driveway. Read how cameras link to gate access control, video intercoms and access control, and the guide on integrating gates with intercom and CCTV.

Villa, shop, warehouse or tower: what differs

A villa needs the gate, front door, garage and the quiet side of the house, with images good enough to recognise a face at the door. A shop needs the till, entrance and stockroom door, with a camera at face height at the entrance. A warehouse needs yard and loading cover, long ranges and lighting, often with plate capture at the gate. A tower needs lobbies, lifts, car parks and plant rooms with a clear chain of footage handling. The same camera model can appear in all four, but positions, lighting and retention differ, which is why we plan from the survey and not from a package.

Cabling and power decide reliability

The most common cause of a flickering camera is not the camera but a poor cable joint, a long run beyond the power budget, or a switch that overheats in a cupboard. Use continuous runs, avoid joints in damp places, and keep cabinets ventilated. A small UPS on the recorder and switch protects the disks from sudden shutdowns during short power cuts, which are a leading cause of recorder faults.

What drives the quote

Camera count and type, recording days, storage size, cable distance and routes, lighting needs, remote viewing, analytics, and integration with access control or alarms. Regulated sites add approval work. Brands listed for this page are Dahua and Hikvision.

Supply in Dubai

Mount Everest Automatic Doors supplies CCTV & Security Systems in Dubai, with a free site visit, installation and servicing by our own technicians. We also supply to Abu Dhabi, Sharjah, Ajman, Umm Al Quwain, Ras Al Khaimah and Fujairah.

Safety firstDo not force a moving gate or a door held by a spring, and switch off the power before you look at an opener. Springs and motors can injure.

01Dubai conditions

What the climate does to doors and gates

  • Heat

Motors, boards and batteries in direct sun run hotter than their data sheets assume. Shade, ventilation and a suitable duty rating matter.

  • Sand and dust

Dust collects in tracks, rack and bottom rails. Cleaning and lubrication on a schedule keep travel smooth and the motor load low.

  • Coastal humidity

Near the shore, salt and humidity attack bare steel and exposed contacts. Finish, fixings and sealed enclosures are worth specifying.

  • Wind

Large solid leaves act as sails. Gates and shutters in exposed spots need the right locks, guides and limit settings.

What changes a quote

We do not publish fixed prices because no two openings are the same. These are the things that move a quote, so you know what to have ready.
