Short answer: For access control on Sheikh Zayed Road towers, plan the lobby around the morning peak, a separate visitor lane, a fire release that opens every gate, and an admin account the building owns. Turnstiles and speed gates only work when the people flow, reception desk and building systems are designed together, not chosen from a catalogue.

Start with the peak, not the product

Towers along Sheikh Zayed Road, near the Trade Centre and towards Business Bay and DIFC, fill up in a short window. Hundreds of people can arrive within a short stretch of the morning, then the lobby is nearly empty until lunch. A turnstile bank that looks generous at ten in the morning can still produce a queue at half past eight.

Before talking to anyone about hardware, count three things on a normal weekday: how many tenants use the lobby at peak, how many visitors arrive without a card, and how many people need a wide path (luggage, trolleys, wheelchairs, prams). Those three numbers drive the lane plan. Our guide to turnstile throughput planning explains how to read throughput figures without trusting the brochure number.

Turnstile, speed gate or full-height: a decision table

OptionSuitsWatch out for
Tripod turnstileSecondary entrances, staff-only doors, gymsSlow at peak, awkward with bags
Speed gate with glass wingsMain tower lobbies with a reception lookNeeds space either side and a wide lane for accessibility
Swing glass gateLobbies that need a wide, step-free laneSlower cycle than a speed gate
Full-height turnstileOutdoor or unattended perimeter pointsNot suited to a prestige lobby or heavy luggage

Most tall office lobbies end up with a mix: speed gates for staff and tenants, one wide lane for accessibility and deliveries, and a staffed desk for visitors. See our turnstile gate service page and the turnstile gates product page for the families available.

The visitor flow is where plans fail

Staff with cards are easy. The difficult person is the visitor who arrives for a meeting on the thirtieth floor. Decide in advance which of these you will use, because each one changes the hardware and the reception staffing:

  • Pre-registration: the tenant sends the visitor a code or pass before arrival.
  • Desk issue: reception checks identity and hands over a temporary card.
  • Escorted entry: a person from the tenant collects the visitor at the gate.

The best choice depends on how many tenants share the lobby. A single-company tower can use escorted entry. A multi-tenant tower usually needs pre-registration and a desk. Whichever you pick, make sure the visitor has somewhere to stand that is not in front of the staff lane.

Fire release and emergency egress

Every gate in an escape route has to release when the building fire alarm sounds, and it has to be tested after any change. Ask the contractor to show you how this works: whether the release is a dry contact from the alarm panel, whether the gate fails open on power loss, and how a person with a card in hand is let out. Relevant safety standards for powered pedestrian doors and gates apply, and the fire consultant or building management will tell you which ones your tower is assessed against.

Our article on linking access control to the fire alarm covers the testing questions in more detail. Treat the first test as a joint exercise with building management, not a private handover.

Integrating with building systems

Turnstiles do not work alone. They read cards from an access control platform, they may talk to lifts for destination dispatch, and they may feed a visitor management system or a CCTV recorder. Before ordering, write down every system the gates must talk to and who owns each one. Ask the contractor which signals are used (relay, network, or both) and what happens to the gate if the network is down.

Our access control systems page lists the readers and controllers we install. If you already have a card system, check that the new gates can read the same credential before you assume a swap is simple.

Who owns the admin account?

This is the question owners forget. When a system is commissioned, someone creates an administrator login. If it is created in the contractor's name, with the contractor's email, the building cannot add or remove cards without calling them. Before handover, ask for these items in writing:

  1. The administrator account is created for the building, with an email and phone that belong to building management.
  2. A second administrator is set up so one person leaving does not lock the building out.
  3. A copy of the configuration, including the list of readers and gate zones, is handed over.
  4. Manual release procedure is written down and kept at reception.

Nearby areas that follow the same pattern include Sheikh Zayed Road, Business Bay and DIFC.

Checklist before you request quotes

  • Peak arrivals counted on at least two ordinary weekdays.
  • Floor plan photo of the lobby with column positions and the desk.
  • List of systems the gates must connect to.
  • Decision on visitor method and who staffs it.
  • Name of the person who will own the admin account.
  • Confirmation of fire alarm interface from the fire consultant.

Frequently asked questions

Do I need turnstiles or speed gates for a Sheikh Zayed Road tower?

It depends on the lobby space and how many people arrive at peak. Speed gates suit a prestige lobby with room either side. Tripod turnstiles suit secondary entrances. A mix with one wide lane is common for towers with tenants and visitors.

How many lanes does a tower lobby need?

There is no single number. Count tenants arriving at the busiest ten minutes, add a lane for accessibility and deliveries, and ask the contractor for a cycle time per lane. A site visit lets the team test the plan against the real floor layout.

What happens to the gates in a fire alarm?

Gates on an escape route should release when the alarm sounds so people can leave freely. This is normally done through a signal from the fire alarm panel. Ask for it to be tested at handover with building management present.

Can new gates read my existing cards?

Often yes, if the reader supports the same card technology. Check the card type with your current provider and ask the installer to confirm in writing. If not, the readers or credentials may need changing.

Who should hold the administrator login?

The building. Ask that the primary administrator account is created with building management details and that a second administrator exists. This prevents being locked out if one person leaves or the contractor changes.

How do visitors get through without a card?

Use pre-registration with a code or pass, a staffed desk that issues temporary cards, or escorted entry. Multi-tenant towers usually need the first two. Choose before the hardware is specified.

Can speed gates work with lifts that assign floors?

Many systems can pass a signal to a lift controller, but it depends on both systems. Ask both suppliers early who is responsible for the connection and how the gate behaves if the lift system is offline.
