Cold room shutter still lets the chill out, where is the air escaping?

The slats are rarely the weak point. Cold air slips out through the side guides, under the bottom bar and around the shutter box. Tired brush seals and a hardened bottom rubber are the most common culprits, and in Dubai humidity they also encourage condensation and ice. Replacing the seals is often enough, without buying a new shutter.
